Ambassadori Island Batumi Enters Global Investment Stage with Smart City Vision

Ambassadori Island Batumi, the first artificial island development in the Black Sea, is entering the global investment stage at MIPIM 2026 in Cannes (March 9–12) and the Monaco International Investment Forum 2026 (March 18–19). The 84-hectare project combines residential, hospitality, retail, and marina facilities, positioning Batumi as a growing hub for tourism and international real estate investment.

Developed by Ambassadori Group in collaboration with SHoP Architects and Yüksel Proje, the project has partnered with ARUP to implement a Smart City framework that integrates advanced digital infrastructure, automated energy management, intelligent transit solutions, and responsive public services in line with international standards from the European Commission and the International Telecommunication Union (ITU). 

The first residential tower will feature 1,350 apartments across 58 floors, with completion scheduled for February 2029. The tower forms the initial phase of a broader masterplan integrating residential, commercial, and marina components, combining large-scale urban planning with Smart City technologies.

Georgia’s designation as an official European Union candidate in December 2023 reinforces its strategic role on the Black Sea corridor between Europe and Asia. Emerging markets such as Georgia are attracting increasing attention from international investors factoring geopolitical and infrastructure considerations into their real estate and capital decisions.

Batumi has seen sustained growth in tourism and international real estate over the past decade. In 2025, Georgia recorded 7.8 million international visitor entries – a ~5.9 % increase year‑on‑year – with 5.8 million international visitors, up ~7.0 % over 2024. Regionally, Batumi’s international arrivals expanded significantly in early 2024, rising over 40 % compared with the same period in 2023. Tourism revenues and hospitality demand – including rising hotel occupancy and short‑stay rental bookings – continue to increase, supporting higher transaction volumes and price appreciation in coastal property markets.
