The portfolio includes mandates and opportunities across real estate, hospitality, healthcare and senior living, as well as corporate transactions and special situations
CGPH Banque d’affaires is currently working on a portfolio of mandates and opportunities with an aggregate value of approximately €2.5 billion, reinforcing its origination, advisory and financial structuring activities across European private markets.
The pipeline includes transactions at different stages of analysis, structuring and execution, with a significant presence across real estate, hospitality, healthcare and senior living. It also includes corporate opportunities, growth transactions, refinancings and special situations.
The aggregate value refers to transactions currently being worked on or available through CGPH’s network and does not represent assets directly owned or managed by the company.
CGPH works alongside entrepreneurs, companies, investors and real estate operators to define financial structures tailored to the characteristics of each transaction. Its work begins with the analysis of the opportunity and, depending on the mandate, continues through structuring, preparation of the transaction dossier and identification of the most appropriate financing counterparties.
The portfolio includes private debt and private credit transactions, financings secured by real estate assets, acquisitions, developments, refinancings and real estate value-enhancement initiatives. The opportunities vary in size, geography, structure and risk profile and are assessed individually before being presented to funds, family offices, private lenders and institutional investors.
A cross-sector approach to private markets
A significant portion of the current pipeline relates to sectors in which the real estate component must be assessed alongside the quality of the operator, the economic viability of the underlying business and the financial structure of the transaction.
This is particularly the case in hospitality, healthcare and senior living, where acquisitions, developments, refinancings and operational growth often require solutions specifically tailored to the needs of both the asset and the operating business.
In these transactions, CGPH acts as advisor and process coordinator, aligning the client’s requirements with the investment and financing criteria of counterparties within its international network.
“The scale of the pipeline is an important achievement, but the most significant aspect is the quality and diversification of the opportunities we are working on,” said Kolyo Boichev, CEO of CGPH Banque d’affaires. “Our role is not simply to connect capital with opportunities. We begin by understanding the transaction, its underlying business rationale and the needs of the parties in order to identify a credible and executable financial structure.”
Origination and execution capabilities
The growth of the pipeline reflects the continued expansion of CGPH’s commercial and international network, together with the company’s ability to work on cross-border transactions and structures involving different categories of investors and lenders.
CGPH will continue to expand its network of partners, capital providers and specialised professionals, while maintaining a selective approach to evaluating opportunities. The priority will remain on transactions where the company can make a tangible contribution to structuring, capital sourcing and the coordination of execution.
