The developer continues active construction on four further projects nationwide, as buyers report that the finished tower matches what was promised at the point of sale.
One Homes has completed One Canal Road, an ultra-luxury residential development on the banks of the Lahore Canal, delivering international standards of design, construction quality and amenities in a market long associated with delays and unmet commitments.
The project brought together an international design team. The building was designed by Miami-based architect Kobi Karp, whose portfolio spans high-end residential and hospitality developments internationally, with interiors by Sarah Rahal of The Haute Interiors in Chicago. Versace Ceramics from Italy have been used throughout the project. According to the company, it is the first residential project in Lahore to bring award-winning global partners and local experts together in this way.
Francesco Lanno, Export Manager at Versace Ceramics, has also visited the site. “I’m very surprised by the speed of the project, and I’m really happy to be part of this project,” he said.
“When we set out on this journey with this grand vision, people said it couldn’t be done,” said Zeeshaan Shah, Chairman of One Group.

A Market Where Trust Has Eroded
Delays are endemic to Pakistan’s property sector. Brochure renderings frequently bear little resemblance to what is eventually built, and trust between developers and buyers has weakened over years of missed timelines and compromised finishes. The effect has been felt most sharply by overseas Pakistanis, who often invest remotely and have limited ability to monitor progress.
One Homes set out to show that those conditions were a problem to be solved rather than an accepted feature of the market.
When investor Zeeshan Iqbal visited the One Canal Road site in July 2023, the structure had already risen in roughly a year. “People commit, but don’t always deliver,” he said during the visit. “But One Homes is very efficient.”
Delivered as Promised
Across investor site visits documented on video, buyers have consistently reported that the finished building reflects what was presented to them at sale.

“What they showed us in the pictures, it’s exactly what they’re building,” said Amar Yousaf, who visited in March 2025. “They’ve used European standards that I’ve seen in Denmark and other countries.”
Muhammad Hussain, who visited in April 2025, said: “What we saw in the brochure is exactly what we see here today. Level to level, it’s the same.” Javed Iqbal, who purchased on the third floor in 2022, described the quality as “extremely to a very high standard, a carbon copy” of what had been promised.
Kazim Raza, who had separately invested in One Homes’ Amaya project in Islamabad, visited One Canal Road to get a “physical feeling” of the quality, and recommended that other investors do the same.
Location and Amenities
One Canal Road sits along the Lahore Canal with views to Gaddafi Stadium, at the point where the city’s historic core meets its emerging central business district. Gulberg’s main boulevard and M.M. Alam Road are minutes away.
“We are right in the middle of the old and the new traditions of this rich culture,” said investor Badar Ahmed during a site visit in September 2024.
Amenities include a sky pool and lounge, a residents’ theatre, a full spa with sauna and steam rooms, 24-hour concierge, a kids’ club, a fitness centre, and a rooftop with an unobstructed panorama of the city.

Continuing to Build
Pakistan’s economy has been through one of its most difficult periods in recent memory, marked by currency devaluation, high interest rates, and political turbulence. Many developers have slowed or halted construction in response.
One Homes has continued to build. The company currently has four additional projects under active development across the country.
